Located in the southern part of Tel Aviv, the project resides in a section between Shlomo
and Eilat Roads. The northern segment of the complex includes Eliphelet Garden, which
constitutes a significant portion of the area.
Currently, the site is largely occupied by sheds,
prefabricated structures, and a small residential building.
According to Tel Aviv’s TA/5000 master plan, the site is designated for urban renewal, for
mixed residential and commercial purposes.

Approved municipal policies for Shlavim Street propose urban fabric development with low-
to-mid-rise buildings, including small residential towers along Shlavim Street’s southern
corner and the eastern part of the complex on Franzos Street.
The planned project offers a large and flexible public space that integrates with Eliphelet
Garden, enabling the addition of public facilities, as well as a low-rise urban residential
building with a commercial frontage along Rabbi MiBachrach Street to the west, a residential
tower, and both a public and commercial building along the revitalized Shlavim axis to the
east.
