How to Plan an Urban Block on Challenging Topography?

Neot Shvo, Ness Ziona

The project addresses the challenge of creating a community-oriented, mixed low-rise and high-rise development within a site defined by varied topography.
In total, 194 residential units are planned, organized around a series of distinct public spaces and a network of communal areas located at the heart of the complex, precisely where the topography shifts.

The scheme proposes several building typologies—from high-rise towers, through low-rise street-facing structures, to mid-scale low-rise buildings—all arranged around a three-dimensional landscaped open space.
The material palette will include natural or industrial white stone, with a strong emphasis on horizontal lines. Special design attention will be given to the sun balconies, along with extensive landscape development using dense, native Israeli vegetation.
All resident amenities will assemble at the topography’s meeting point, with access provided from the higher topographic level, through a reflection pool, and into the lower courtyard on the eastern side.
