How to Build a Tower on the Edge of a Historic Neighborhood at the Foot of the
Railway Park?

The project is located on the southern edge of the Neve Tzedek neighborhood in Tel Aviv,
near Eilat Street.
The site was once home to the Liber Chocolate Factory, which operated from 1926 until the
late 1960s.

The project is part of an urban planning framework that includes a series of towers along the
southern boundary of Neve Tzedek, at the border of Eilat Street and Jaffa.

The planned complex features a residential tower, amenity spaces for tenants, and includes
the construction of a kindergarten cluster and an underground public parking facility, in
addition to the residents’ parking.
The building is primarily clad in glass curtain walls, maximizing each apartment’s views of the
ocean, while incorporating dry-hung granite stones on the urban-facing façades.

The main challenge was to create a high-quality residential tower on the neighborhood’s
boundary, minimizing its dominance over the crowded skyline while providing quality public
zones linked to the Railway Park.
